Qualification Guidelines for Residents

The WestMark Companies and its associates maintain strict compliance with Federal and State Fair Housing laws and the National Association of  REALTORS Code of Ethics which make it unlawful to discriminate on the basis of race, color, religion, sex, hadicap, familial status, national origin, sexual orientation or gender identity.

The following guidelines will be used in evaluating your rental application. WestMark Leasing requires that each applicant meet the selection criteria listed below which may vary somewhat depending upon the individual property owner's requirements. With an approved application, you will need to provide good funds - a money order or cashier's check - for the security deposit and pro-rated rent. Our Privacy Policy is available to you upon request.
  • Income/Employment Verification: We may verify your employment and current income
  • Credit Report/Criminal History: Reports are run through Appfolio Inc.
  • Rental Verification: We may verify rental history by previous landlord
Guaranty of lease:
If you do not meet the rental requirements, a guaranty of lease may be required as additional criteria. A guarantor must complete an Application and be approved under the same guidelines as the Applicant.

***Properties will remain on the market and offered for lease until we have a signed rental application(s), guaranty application(s) if required, application fee(s), copy of driver license(s), and security deposit.***

Finding a Rental Home

A full list of properties currently available for lease with WestMark can be viewed on-line at www.westmarkleasing.com or a copy of the list can be picked up at the office.  Select properties by location, the monthly rent amount, bedrooms, baths, pets considered, date available, or other criteria best suited for your needs.  Once you have narrowed the list, call our office to schedule an appointment to view the interior.  

Application Process

When you find the right property, each person over the age of 18 will need to submit an application by clicking the link labeled "CLICK HERE TO APPLY FOR THIS PROPERTY". You will then be directed to the WestMark Leasing website to fill out the application.  There is a $35.00 application fee per applicant due and a copy of each applicant’s driver’s license or state identification. You may upload driver's licenses through the site. If we are missing applications or driver's licenses the property will remain on the market until received. Your application will be processed for approval once we have received everything required. An agent will then notify you within 48 hours regarding approval status. Once approved you will be sent a link to pay the security deposit.

Signing the Lease

Once the deposit has been paid all applicants/guarantors will be sent the lease to sign via electronically. An appointment will be scheduled to come in and pick up a move-in packet along with keys, garage remotes, and other important information.  At this time, any pro-rated rent and pet deposits will be due.
